Q What kind of homes do you build?

We construct site built homes and modular single-family homes, as well as duplexes, professional offices, and specialty buildings such as barns and camps.
Q Why should I buy a modular home rather than a site-built home?
A
We build either, so it's your decision. But if your plan can be constructed as a
modular home, in our market, you may save $8-$10 per square foot, and that's significant. Some plans, while they can be built using modular technology, may be too intricate to build economically. So in these cases maybe a site-built home is the best bet. And in some cases it may be impossible to deliver and set a modular home on a foundation if it is necessary to travel down a narrow and winding lake road, etc. We're always available to evaluate your site to help you decide.
Q How much of the project does Fox Hill Homes do?

Most of the time we provide a turn-key job, or everything from soup to nuts! But some customers are interested in being their own General Contractor, so we can supply the home to their specifications and set-it on their foundation. They are responsible for site development, foundation, and heating, electrical and plumbing.

What kind of basement do you use?
A
We provide concrete block, poured in place concrete, or pre-cast.

What kind of heating system do you provide?
A
Anything the customer desires. Hot water baseboard, radiant floor heat, forced air/central air.

Do I have to pick one of your plans?
A
No-You can provide a plan, or we can work on a plan together. Fox Hill Homes is a full service builder. That means we can build on-site the non-standard amenities that can not be done feasibly by a modular company

Can you also build my garage, porch, deck?

Yes, and in most cases, our prices are the most affordable.

What kind of financing is available for modular homes?
A
A modular home is a conventional wood frame home built to the same architectural standards and codes as any site built home. Therefore a modular home can be financed by all Conventional, FHA, VA, and even SONYMA loans.

Do I need to have my own lot?
A
No! We maintain a list of lots and land for sale, and own lots that customers can select for their new home.

Do I need to own my lot "free and clear" before I have my home built?
A
No, in many cases we can incorporate the lot cost into the total mortgage so any loan on the lot can be paid off.

How do I pay for the lot, and still have enough money for the down payment and closing costs?
A
This is the best game in town. Pick out a lot. Fox Hill Homes will provide a site evaluation. If it's suitable, WE will purchase the lot, provide "in-house" construction loan financing, build your new home to your plan and specifications and sell the completed home to you. That way, building a new home is as easy as purchasing an existing home.
